Ouch.  Neither option is appealing.  I'd rather take the stairs, though.

Theives guild. As much as I like the dark brotherhood in Skyrim, I'd have a hard time killing people for no reason irl

Old fort. Though mildew and stuff would be a thing in either of the places, a fort could have old weapons and armor. An old mine may have some gold or whatever the mineral they were mining there, but it really depends.
